For a newly built hotel, this kind of cleanup is one of the last steps between active construction and a property that actually feels ready for guests.
Voda Cleaning & Restoration of Sarasota was brought in to complete more than 5,200 square feet of post-construction tile and grout cleaning throughout the newly constructed Sarasota hotel. The scope extended across the left wing, landings, bathrooms, stairways, lobby areas, hallways, and kitchen-related spaces.

Initial Inspection & Cleaning Plan
Our team began by reviewing the tiled areas throughout the Staybridge Suites property and identifying where drywall dust and post-construction residue remained. With more than 5,200 square feet of newly installed tile and grout spread across multiple areas of the hotel, the crew needed to account for both large open flooring sections and more detailed spaces such as bathrooms, landings, stairways, hallways, and kitchen-related areas.
The size and layout of the property made sequencing important. Open flooring areas could be handled efficiently, while bathrooms, stairways, landings, and other tighter spaces required a more deliberate approach. Rather than moving directly into wet cleaning, the team planned to first remove loose construction particulate, then apply a pre-treatment, and finally complete the deeper truck-mounted cleaning.
HEPA Vacuuming & Surface Preparation
Before any water touched the floor, the loose construction dust had to come up. Our team HEPA vacuumed the tile and grout to collect loose drywall dust and construction debris that had settled across the newly installed flooring during the building process.
Removing loose particulate before introducing moisture is an important part of post-construction surface preparation. Fine drywall dust that remains on the flooring can mix with cleaning solution and water during wet cleaning, creating additional residue that then has to be loosened and recovered. Beginning with HEPA vacuuming reduced the amount of loose dry material present before the pre-treatment and truck-mounted cleaning stages began.
The HEPA vacuum was used during the initial dry-removal stage to collect loose fine particulate from the tile and grout before moisture was introduced. Removing this material first reduced the amount of drywall dust and construction debris entering the later pre-treatment and truck-mounted cleaning stages.
Eco-Friendly Pre-Treatment
After HEPA vacuuming removed the loose particulate, the team applied an eco-friendly tile cleaning product as a pre-spray across the service areas. The pre-spray targeted drywall film and construction soils still clinging to the newly installed tile and grout.
Pre-treatment created a separate preparation stage between vacuuming and the primary truck-mounted cleaning. Instead of moving immediately from dry dust removal into steam cleaning, the cleaning solution was used to prepare the remaining residue for the more intensive cleaning and recovery process that followed.
The eco-friendly tile cleaner was used as the project’s pre-treatment before the primary truck-mounted cleaning stage. Its role was to prepare the post-construction residue remaining on the tile and grout for the deeper cleaning and recovery process that followed.
Truck-Mounted Tile & Grout Cleaning
Then came the main cleaning pass. With the loose dust removed and the flooring pre-treated, the crew paired the truck-mounted hot water extraction system with the SX-12 tile cleaning tool to work through the hotel’s tiled surfaces section by section.
The truck-mounted system supplied the high-temperature cleaning water and vacuum recovery needed to flush the tile surfaces and grout lines while extracting loosened construction soils and spent cleaning solution. Working section by section, the technicians used the system throughout both large commercial flooring areas and smaller, more detailed tiled spaces.
The truck-mounted unit supplied the heated water and vacuum recovery used during the primary cleaning stage. This allowed the crew to flush the tile and grout while recovering loosened construction residue, cleaning solution, and extracted soils.
Paired with the truck-mounted system, the SX-12 provided the technicians with a dedicated hard-surface cleaning tool for the newly installed tile and grout. It was used as the crew moved systematically through the hotel’s different tiled service areas.

Final Inspection & Client Walkthrough
After working through more than 5,200 square feet of tile and grout, the crew reached the final walkthrough with the hotel flooring clean, polished, and ready for opening. At that point, the difference was bigger than simply having cleaner floors, the spaces finally looked finished instead of still carrying the visual remnants of construction.
The final review also allowed the team to look across the different service areas as a completed project rather than as individual cleaning sections. The hotel team walked the completed areas with our crew and was pleased to see the construction residue gone and the flooring ready for guests.
