Water Damage Restoration in Caledonia, MI Case Study
Project Overview
Voda Cleaning & Restoration of Grand Rapids completed a residential water damage restoration project in Caledonia, Michigan, after water intrusion affected multiple areas and building materials within the home. Moisture readings helped define the extent of the loss and determine which materials required removal and which were candidates for drying in place.
Lucas Bentley and Sam Cooke handled the mitigation and drying work. The project included selective demolition of non-salvageable materials, antimicrobial treatment, moisture monitoring, and the deployment of commercial drying equipment. In the bathroom, the team also made targeted efforts to preserve the tile flooring and vanity before making final removal decisions.

Initial Assessment and Site Conditions
Extent of Damage
The assessment identified water damage affecting multiple areas of the Caledonia home, with moisture present in building materials throughout the affected spaces. The extent of the loss required both removal of damaged materials and structural drying to return the affected areas to acceptable moisture conditions.
Moisture & Material Assessment
Moisture meter readings confirmed elevated moisture within affected building materials and helped Lucas and Sam evaluate which materials could potentially be dried in place. Readings also established baseline moisture conditions for monitoring the property as drying progressed.
Bathroom Conditions
Moisture was identified in the bathroom tile flooring and vanity. Based on the initial evaluation, the team determined these materials were candidates for targeted drying and preservation rather than immediate removal. Specialized drying methods were incorporated so their condition could be monitored before a final determination was made.
Mitigation Plan
Based on the conditions identified during the assessment, the team planned a combination of material removal, antimicrobial treatment, and structural drying. Dehumidifiers and air movers would be used to control moisture conditions, while questionable materials would be monitored to determine whether drying efforts were successful.
The Experienced Technicians Behind This Caledonia Water Damage Restoration Project
Lucas and Sam handled the assessment, mitigation, and drying work at the Caledonia property, bringing water restoration training and field experience to the project.
Lucas Bentley
Lucas is a WRT-certified technician with 1+ years of experience who worked on the water damage restoration project in Caledonia, helping assess affected areas, remove damaged materials, and support the drying process.
Sam Cooke
Sam is WRT-trained with certification pending and 1+ years of experience. He worked on the Caledonia water damage restoration project, helping address affected materials and dry the impacted areas.
Equipment & Technology Used
Specialized Tools and Restoration Equipment Used During the Job
Moisture Meter
Professional moisture detection equipment was utilized throughout the project to identify affected materials, monitor drying progress, and assist technicians in determining when acceptable drying conditions had been achieved.
Air Movers
Air movers were deployed throughout affected areas to increase airflow across wet structural materials and support evaporation. Equipment quantities were adjusted as drying progressed, beginning with 18 air movers on the first day and decreasing over the seven-day drying period as conditions changed.
Truck-Mounted Extraction
A commercial truck-mounted extraction system was utilized to support water removal and mitigation activities. High-powered extraction equipment helps remove excess water and supports the overall drying process by reducing moisture levels within affected materials.
Commercial Dehumidifiers
Commercial dehumidifiers were used throughout the seven-day structural drying period to remove excess moisture from the air as moisture evaporated from affected materials. Two dehumidifiers operated during the first six documented days of drying, with one dehumidifier remaining in operation on Day 7.
Negative Air Mats
Negative air mats were utilized in an effort to dry moisture trapped beneath portions of the tile flooring and around the vanity area. This specialized drying method helps target moisture that may be difficult to address through conventional airflow alone.
Injectidry System
An Injectidry system was utilized for six days as part of the project’s specialized drying efforts. The system provided a targeted drying method for moisture that required a different approach than conventional air movement alone. When preservation effort did not prove effective, the Injectidry charge was credited back to the homeowner.
Our Process
Our Water Damage Mitigation Process
This Caledonia water damage project required a combination of moisture assessment, selective material removal, specialized drying, antimicrobial treatment, and ongoing moisture monitoring. The following process reflects the documented mitigation and structural drying work performed at the property.*
Inspection &
Moisture Mapping
The affected areas were inspected and moisture readings were obtained to identify impacted building materials and evaluate the extent of moisture migration. These findings helped the team determine which materials required removal and which could be considered for targeted drying and preservation.
Removal of Water-Damaged Materials
A polyethylene containment barrier was installed around the designated demolition area before non-salvageable materials were removed. The documented scope included 728 square feet of wet carpet and 176 linear feet of baseboard, with affected materials bagged and debris removed from the property.
Specialized Drying
& Moisture Control
Commercial air movers and dehumidifiers were deployed to support evaporation and moisture removal throughout the affected areas. An Injectidry system was also operated for six days, providing a specialized drying approach for moisture that required more targeted drying than conventional airflow alone.
Bathroom Material Removal & Antimicrobial Treatment
After targeted preservation efforts, 45 square feet of bathroom tile and the affected vanity were ultimately removed as non-salvageable materials. Antimicrobial treatment was applied to designated areas following material removal as the team continued mitigation and structural drying activities.
Drying Monitoring & Project Completion
Moisture conditions were monitored throughout the drying period to evaluate progress and guide continued equipment use. Air movers and dehumidifiers operated across a documented seven-day period, with equipment quantities changing as drying progressed and conditions within the affected areas improved.
Water damage mitigation procedures may vary based on the source and extent of water intrusion, materials affected, moisture conditions, property configuration, drying requirements, site conditions, and the operating procedures of the individual franchise location. Not every project requires every procedure or piece of equipment described above, and additional measures may be necessary based on conditions encountered.

Results & Outcome
Water Damage Restoration Results in Caledonia, MI
Voda Cleaning & Restoration of Grand Rapids completed a multi-day mitigation and structural drying project at the Caledonia home. The documented scope included removal of approximately 728 square feet of wet carpet and 176 linear feet of baseboard, along with targeted removal of affected bathroom materials that could not ultimately be preserved.
The team initially attempted specialized drying methods to preserve affected materials where possible. An Injectidry system was utilized for six days but was ultimately credited back to the homeowner because it was not effective. The documented scope later included removal of 45 square feet of non-salvageable bathroom tile flooring and the affected vanity.
Commercial drying continued over seven days. Air movers and dehumidifiers were progressively reduced as the project advanced, from as many as 20 air movers during the earlier drying period to one air mover and one dehumidifier on Day 7. The project also included containment for demolition and removal and disposal of water-damaged materials.
Sean later described Lucas and the team as “honest and thorough” and specifically noted that he trusted their recommendations and work.
